I was shocked when I heard someone say, yes I joined theBrokerList: Set and Forget! I was rather stunned, but so grateful for the honesty. It was surprising to me that someone would want to set and forget an automated cre tool. I totally blame myself and our communication about how to use this tool. It is truly our job to encourage or demonstrate to cre folks how to use this cre tool. We are sorry our message has not been loud and clear.
Here is Part 1 of our series “how we see it going down”——
If you are marketing your product (office, retail, industrial, etc.) there is a definite list of colleagues that you should target for your space or offering. It is not the universe or every single licensed real estate agent in existence! Only those folks who are your definite colleagues, need to join theBrokerList! This is not about networking or chatting or having a discussion about sports or the weather. This is about business, speed and efficiency. No busy work, just laser pointed information shared rapidly and with precision to the intended party.
If you let those definite colleagues know that you need a favor and in turn you are doing them a favor too, it is now a win-win! The bonus is it will make your life so much easier once they join too. Once they join you can find them on the list and create a target market list for that property or office or site or shopping center. Now when you have an update about any availability or a lease gets signed, or you need a comp or you want to send a press release it is done with little effort or struggle.
The goal is to make life super easy, NOT hard and painful. If your target market is set up on a simple list, the information will flow much easier and faster. That is the concept of the list.
If you are new to the market area, or the cre business or you are a cre rookie, great! Simply go to the most relevant geographic for that property’s market and create your first “General” list. Send an introductory message to the “General” list to find out if those colleagues want to be on your “ABC Tower Office Update List.” All they have to do is simply respond to you and let you know their preference. If they do not respond, no worry either, as they can simply block your future messages or ignore them. If they do respond and you get to know their preference, set up a list for that particular preference! Now you can easily edit your own lists and customize who gets sent what. No more making people mad or spamming folks for no reason. Those on your list represent colleagues that want and need your messages to be aware of the marketplace!
If you have product, such as retail, office or industrial space to lease, add those buildings that you need to market to the HAVE message board too. Upload the photos, set the location on the map and attach url links to the site or server that hosts the documents, for example, Dropbox, Box.net, Catylist, SlideShare, Loopnet or your own server or blog, wherever you store your files. Touch it once! Once done, simply maintain your description to suit your needs. Make the HAVE message active or inactive as you deem appropriate. It is really easy.
