The Best Marketing Strategies For Commercial Real Estate Professionals
Let’s talk about marketing. As a commercial real estate professional, you have to get comfortable with marketing and self-promotion. Times have changed and marketing should now be a primary focus in your business if you want to keep your pipeline full. From social media, to websites, to email newsletters, read on to find out the best marketing strategies for the commercial real estate industry:
Fully Embrace Social Media
I’m going to start out with the most obvious form of marketing: social media. I’m willing to bet that you either love it or hate it, but there’s no denying the power it holds. Your current clients – as well as future, potential clients – are spending a good chunk of time scrolling through their social media feeds each day. Do they see you? The great thing about social media is that it’s free and has the ability to reach thousands of people. If you’re nervous about using social media to promote your business, start with just one or two platforms and then add more as you feel comfortable. I suggest starting with LinkedIn, Twitter, and Facebook. These are the top three social media platforms for commercial real estate use, but of course you can also add in Instagram, YouTube, and even SnapChat if you’re feeling ambitious. The key is to be consistent with your posts (aim for at least once per day). Set up accounts that are specific for your business use and share posts that show your expertise in the commercial real estate industry.
Send Targeted Email Newsletters
Email newsletters can be a very beneficial part of your marketing strategy, if you know how to fully utilize their potential. To start with, you should have a complete list of all your current and past clients neatly organized within a CRM (such as ClientLook). Once you have a list of people who are interested in receiving your email newsletters, you want to separate that list based on what each person is interested in. If you have a buyer who only purchases Industrial properties, that is what you should be sending him. If your emails contain irrelevant information, there’s a high chance that your recipients will unsubscribe from your list. Once you have your targeted email lists, and you are sending relevant information to each group, make sure you are taking advantage of the email analytics that are available to you. You can easily see who opened your email, if they clicked on any of the links, etc. This information is extremely valuable! Follow up with the people who clicked on the links to see if they would like more information, or send them a secondary email a few days later.
Create Your Own Website and Blog
Where is the best place to showcase your knowledge and expertise? Your own website! Don’t rely solely on your brokerage firms website as a way for people to find you. You have no control over your firm’s website and you are one of many agents who are listed there. Instead, create your own professional website. You can easily write blog posts to share relevant news about your local market, your current listings, and other helpful tips and resources that potential clients would find appealing. Make sure you have a well-written “About” page that highlights your years of experience, area of specialization, and top clients you have worked with. You will also want to make sure that your contact information is easy to find. When you commit to writing your own blog posts, that will also give you content that you can share on your social media pages and within your email newsletters – all with links back to the original post on your website (see how it’s all connected?). This post gives you a step-by-step guide to setting up your own site.
