Not too long ago, a business coach called me about one of his clients who had a slightly unusual need for office space. His client had already hired an agent and was running into all kinds of challenges. Her coach told her to get rid of the agent and hire me instead. She was in a bad way as her previous agent had been slow in the process of identifying suitable properties, so she was now in a hold over situation in her old space, and required to pay 150% of her regular rent.
I knew as soon as she told me about her issues, why this was the case. The previous agent/broker agent does 90% landlord representation, and only 10% tenant representation. He hadn’t asked her the right questions, so he showed her properties that wouldn’t work for her, and he pressured her to sign a 10-year lease with no cancellation option. She didn’t ask for a long-term lease, but he stood to profit if she signed one.
We reviewed her needs, the previous broker’s erroneous work, and I found her a building that would accommodate her needs. I also made sure she didn’t sign a long-term lease.
