Okay, this is the most important announcement we will ever make on this site. If folks do not follow this advice, this site, in its current FREE state and condition, will not last. There are unspoken rules we all MUST follow. Today the list is a couple hundred of us. That is tiny compared to how many commercial real estate professionals are out there worldwide. if used wisely, it can continue for a long time.
Bottom Line: The list is set up to be a LASER POINTED list of folks and their speciality areas, focus areas and geographic location. For instance, if I list my expertise as Retail, I can tell you right now DO NOT SEND ME office, industrial, multi-family, mobile home parks. Put yourself in the recipients shoes. Do not send it to them if you would not want it sent to you! To me this is about “opt-in” and respecting what “opt-in” really means.
If I get office stuff and I am retail, it is spam. If I get retail stuff and I am retail, I probably will not mind and may or may not want to read it, but it is my expert area, so I do not mind. Use common sense and use the list wisely. If you take the list and dump the names into a big pot and push a button to blast emails every 5 minutes about stuff that is not appropriate, you will not be able to use the list any longer. We are self-policing this and are doing so right now. We have our ways!!! For instance, if we get even the tiniest complaint, we will track it down and research it. Also, we have planted some names on the list that are special tracking emails. If those addresses get a bunch of email, we will know exactly where it is coming from, etc.
Just a word of caution. What I suggest is that you get the list, review it and then clean it up for your particular use by category. For instance, sort it and save it for retail and name it retail, sort it and save it for a geographic area, etc. Do not just assume you will mail a postcard to me in Chicago, for instance, about a 500 square foot retail space on Michigan Avenue at $100 psf and I am interested. If I have indicated that I want retail, yes, please send your email or postcard or brochure. Also nobody wants tons of junk mail or spam that is wasteful. The entire premise of the list is to SAVE all of us time, money, paper, ink, etc. Do not waste stuff. Use the list to target the exact person you want, not all of us. There may only be 25 brokers for a given area. That means you only have to mail 25 postcards or send 25 emails! It is to help you, not hurt you. We are trying to empower people, but you have to be on your honor.

Today I got a great suggestion – – Can you add a field for a Referral Policy Statement or Comments or Advertising, etc. This way folks can state their referral policy or maybe a message to the world. At this stage we are taking ideas into a wish list to pursue. Some things we can do immediately and some will take careful thought.

If you notice a name on the list and it is suspicious or not really someone in our industry, call me, email me, text me, whatever. Just let me know. I do check people out to the best I can. If you are a company with a website and appear to be in our industry, you are approved. So far, so good.
