Back in the fall of 2011, we had a vision we weren’t sure anyone else would share—an online community for everyone involved in commercial real estate, served by a Marketplace full of community-verified partners.
So the challenge: Which visionary companies would step up and lend their support to our unproven idea?
Meet our first four Marketplace Partners—the pillars whose support made the theBrokerList possible, and whose fees help keep theBrokerList free for everyone else.
We caught up with them recently to find out what’s new, what’s next and why they believe theBrokerList makes them—and the entire commercial real estate community—stronger.
A commercial real estate lender specializing in bridge loans between $1 million and $10 million, Avant Capital Partners helps borrowers renovate and repurpose properties that might otherwise sit vacant.
“These are transitional properties,” says Founding Principal Adam Luysterborghs. “They’re vacant, or being renovated, re-positioned or re-developed, with a clear exit strategy.”
A frequent contributor to the tBL Blog, Luysterborghs says “being a Marketplace Partner is a great way to promote our brand. It’s been very good in helping us gain exposure, with amazing traction in search engine rankings.”
He also appreciates the value of being vouched for as a Marketplace Partner. “When people are choosing a lender, they’re always going to ask a colleague, someone whose advice they trust.”
Like Avant, Commercial Asset Preservation doesn’t “sell” anything to brokers, but President & COO Marc Insul says, “I always thought brokers would be good partners. We can bring listings to brokers through our established relationships with property owners.”
Insul had the insight to understand that brokers, with their vested interest in maintaining the value of the properties they represent, would be a natural network for word of mouth about his company’s services.
CAP provides field services—inspection, maintenance and preservation—for vacant and abandoned commercial properties. They protect these “at-risk” properties against further deterioration, and as a nationwide contractor, they can help owners in one city preserve assets in another.
“TheBrokerList has helped us create a broader following. Every exposure creates another opportunity,” he says. “I’ve been impressed by the level and background of the folks we’ve connected with.”
Kymn Harp has specialized in commercial real estate law for 30 years. He wrote Intent to Prosper: Due Diligence and Commercial Real Estate for “investors, brokers, lenders, developers, attorneys, and anyone else interested in taking an inside look at how the commercial real estate industry works.”
In other words, just about every member of theBrokerList should read Kymn’s book. No wonder he signed up!
Harp, who’s a partner with Chicago’s Robbins, Salomon & Patt, Ltd., primarily represents developers in transactions and development. He frequently reposts material from his Harp—On This blog to theBrokerList blog, because “We all have a duty to educate. It’s easier to deal with people who know what they’re doing.”
He adds, “My father was in commercial real estate. That’s my passion. That’s why I became a lawyer.”
“This was a dream of the agents I know to bring all these things together,” says REA National Sales Director Matthew Smith. “We’re still independent. Everybody’s doing what they were doing, but now it’s collaboratively. There’s been no hiccup for users.”
Back in 2011, Smith and REA immediately recognized theBrokerList as “the missing connection in broker-to-broker collaboration. You can work deals you never could have beforehand. And it’s a great place for a vendor. There’s instant rapport and recognition.”
He adds, “I’m just in awe of the dedication to pulling together the community.”
