311 Multifamily Projects in San Francisco – Where will they go?

Apparently they will go here:
In San Francisco it takes years to get from approval to construction – it’s a high barrier to entry market, but for those with a long term investment horizon offers strong rents, occupancies, and overall returns.
I was amazed to see the pipeline for San Francisco as reported by the City and County of San Francisco planning department in their Q4 2015 report.
Below is a better breakdown of current and upcoming activity.
Project application filed with the planning department:
All planning actions approved:
Application for building permit filed:
Building permit application approved or reinstated:
Building permit issued (Project sponsor has picked up approved building permit (proxy measure of under construction):
Looking into the planning documents filed and using satellite view reveals significant repurposing of existing structures.
While there are a large number of smaller projects, there are a few powerhouses out there as well.
